St. Pete's housing is some of the most varied in Tampa Bay: craftsman bungalows in Historic Kenwood, brick-street homes in the Old Northeast, mid-century ranches in Live Oaks and Lakewood Estates, and canal-front homes on Coquina Key and near the bay. Many garages are older, smaller or detached, and a lot of homes sit close to the water.
We match the system to the slab and the setting. Older slabs are ground, repaired and moisture-tested. Waterfront and outdoor floors get UV-stable topcoats and texture. Read salt-air resistant floor coatings for why a sealed floor matters near the bay.

Failed coatings removed, slabs ground and moisture-tested after flooding.
Moisture barriers →
Storm surge from Hurricane Helene in 2024 flooded many garages in low-lying St. Pete neighborhoods. A garage that took on water may have a coating that's lifting or a slab holding extra moisture. We grind off failed coatings, test the slab and use a moisture vapor barrier primer when readings call for it. A sealed floor makes the next cleanup a hose-out.
Bungalow-era garages are often thin, uneven or oil-soaked. We grind to sound concrete and repair cracks and spalls first. See epoxy over old concrete.
Salt air and sun break down weak coatings and bare concrete. Outdoor floors need a UV-stable top layer and texture. More in outdoor epoxy and UV protection.
| Space | Typical system |
|---|---|
| Garage | Epoxy base + full flake + polyaspartic topcoat |
| Lanai / pool deck | UV-stable system with slip-resistant texture |
| Bonus room / gym | Metallic or solid epoxy |
| Shop / business | Commercial build chosen for traffic and chemicals |
