Tampa's housing runs from early-1900s craftsman bungalows in Seminole Heights to 1950s ranch homes and newer subdivisions in Westchase and New Tampa. Older homes often have detached garages or carports with thin, uneven or oil-soaked slabs; newer homes have builder finishes that need grinding before anything will bond.
Tampa is also where a lot of our commercial work happens: warehouses, auto shops, restaurants and retail spaces that can't afford a floor that fails. For businesses, start with our commercial epoxy flooring page. For homes, the standard is the same as everywhere we work: diamond grinding, repairs, a moisture check, then a thick epoxy base with a UV-stable polyaspartic topcoat.

Garages behind older Tampa homes were often poured thin and without a vapor retarder, and many have decades of oil and paint. We grind to sound concrete, repair cracks and spalls, and test for moisture. If readings are high, a moisture vapor barrier primer goes down first.
Builder slabs in newer neighborhoods usually carry curing compounds or sealers, and coatings won't bond to them. Diamond grinding removes them. Many communities also have HOA rules about work hours and parking, so check before booking.
For commercial floors we phase large spaces, schedule nights and weekends where possible, and use fast-curing topcoats when they fit. Chemical exposure decides the topcoat; see chemical and stain resistance.
| Space | Typical system |
|---|---|
| Home garage | Epoxy base + full flake + polyaspartic topcoat |
| Warehouse | High-build epoxy, striping, forklift-rated build |
| Auto shop | Chemical-resistant topcoat, flake for texture |
| Restaurant | Slip-resistant system; urethane cement where hot water and cleaners demand it |
