What Is Polyaspartic?

A Coating Made for Florida Sun

Polyaspartic is an aliphatic polyurea coating. The practical difference from standard epoxy: it's UV-stable, so it doesn't yellow in sunlight, and it cures far faster, so floors return to service sooner. As a topcoat it's hard and resists hot-tire staining and abrasion.

Most of our garage floors use a thick epoxy base for build and bond with a polyaspartic topcoat on top. Full polyaspartic systems make sense when turnaround time matters most. We compare the two in epoxy vs. polyaspartic in Florida.

Topcoat or full system?

For most garages, a polyaspartic topcoat over a thick epoxy base gives the best mix of bond, build, UV stability and cost. A full polyaspartic system costs more but gets you back on the floor fastest, which suits busy households, rental turnovers and businesses that can't close for long.

  • Sunny garage door or west-facing garage: polyaspartic topcoat at minimum
  • Lanai, patio or pool deck: UV-stable exposed layer plus slip-resistant texture
  • Need the space back in a day or two: full polyaspartic
  • Metallic or interior floor away from sun: epoxy, with a UV-stable clear coat if light reaches it

Hot tires, stains and chemicals

As a hard topcoat, polyaspartic resists hot-tire staining and abrasion well. Chemical resistance varies more between polyaspartic products than people expect, so for brake fluid, solvents or battery acid we check the manufacturer's data or use a tougher layer where needed. See chemical and stain resistance and hot-tire pickup.

Why installer skill matters

Polyaspartic's fast cure is also its challenge: working time is short, and Florida heat shortens it further. Crews mix smaller batches, keep sun off the slab and stay at least 5°F above the dew point. That's why DIY polyaspartic kits often end up with lap marks and uneven gloss.

Prep still decides everything

No topcoat can fix a weak bond. We diamond grind, repair cracks and check moisture before any coating goes down. See concrete surface preparation for epoxy.

Typical cost

In the Sarasota market, 2026 contractor pricing puts full polyaspartic systems at about $6.50–$9.50 per square foot and hybrid epoxy/polyaspartic flake at about $6–$8. Local breakdowns: Ruskin and Sarasota.

Polyaspartic Coating FAQs

Is polyaspartic better than epoxy? +

As a topcoat, usually yes in Florida: it's UV-stable, cures fast and resists hot-tire staining. Epoxy is still the better base coat for build and bond, which is why most garages use both.

Does polyaspartic yellow in the sun? +

No. It's an aliphatic coating, so it holds its color in sunlight. Standard epoxy is aromatic and ambers without a UV-stable topcoat.

How fast can I drive on a polyaspartic floor? +

You can usually walk on it the same day and park in about 24 to 48 hours, depending on the product and conditions.

Can polyaspartic be used outdoors? +

Yes. It's the preferred exposed layer for patios, lanais and pool decks because it's UV-stable, and it can include slip-resistant texture.

How much does a polyaspartic floor cost? +

In the Sarasota market, full polyaspartic systems typically run about $6.50 to $9.50 per square foot. Your price depends on size, repairs and moisture after a free measure.
