Bradenton covers a lot of ground. West Bradenton, Palma Sola and Cortez have established homes near Palma Sola Bay and the Gulf, many with garages that have seen decades of paint, oil and old coatings. East of I-75, communities like River Strand and Stoneybrook and the new builds around Lakewood Ranch have newer slabs with builder finishes and curing compounds.
Both need the same thing: diamond grinding down to clean concrete, crack and pit repair, and a moisture check. Then we build a thick epoxy base with flake and a UV-stable polyaspartic topcoat. For older floors specifically, see epoxy over old concrete.

Commercial →Older slabs often have layers of paint or a failed DIY kit, oil soaked into the surface, and sometimes no working vapor barrier underneath. All of it has to be ground off and tested before a new coating will last. We explain why grinding beats acid etching in concrete surface preparation.
New slabs typically need about 28 days to cure, and builder curing compounds have to be ground off. Many east Bradenton communities also have HOA rules on contractor hours. The Parrish new-construction guide covers timing in detail.
Homes near Palma Sola Bay, Cortez and the Manatee River deal with salt air and high water tables. Outdoor floors need UV-stable topcoats and texture; damp slabs may need a moisture vapor barrier. See salt-air resistant coatings.
